Barely west of Laurel Village and Jordan Park. Very east of Ocean Beach. It’s not a transitional neighborhood, it’s the Inner Richmond. Delightful shops on Clement Street and a surprisingly central location. But no Muni light rail.
The Inner Richmond is bounded by Arguello to the east and Park Presidio to the west, California Street on the north, and Fulton Street/Golden Gate Park on the south. The weather in the Inner Richmond is often a bit warmer and less foggy than its neighbors to the west – the Central & Outer Richmond. If being close to Golden Gate Park is an important priority in your housing search, the Inner Richmond is definitely a neighborhood to consider.
Inner Richmond homes tend to be larger single-family homes on standard San Francisco (25′ wide) lots. Most of the homes are attached or semi-attached to their neighbors. Condos and tenancies-in-common can be found throughout the Inner Richmond, and tend to be located in smaller buildings, although there have been some in-fill developments of slightly larger condo projects.
Inner Richmond residents have two major shopping corridors nearby: Geary and Clement. Some pedestrians are turned off by the high volume of traffic carried on Geary, but Clement is a much more mellow commercial corridor that offers plenty of cafes, neighborhood bars, restaurants, and shops.
The 38-Geary is the major bus line that bisects the neighborhood. Buses are often crowded, though, so if you need your space this might not be the best line for you. There are additional lines along California St. and elsewhere that provide other options, but the neighborhood is not served by light rail. If you need to commute to the North Bay, access to the Golden Gate Bridge via car is relatively painless.

Median sales price is calculated based on sold data and doesn’t account for seller concessions. Median price represents the point at which half of the homes sold for more and half sold for less. In smaller neighborhoods like many of those found in San Francisco, this metric is less likely to be influenced by extremely high or low sales prices that don’t represent the typical neighborhood home.
Days on Market indicates how quickly or slowly homes are selling in the neighborhood. The lower the days on market (DOM), the stronger the market is for sellers, all other things being equal.
The number of homes available for sale in active status at the end of a given month. Fewer homes available for sale may indicate a seasonal trend or market dynamics that favor a seller more than a buyer.
In strong or balanced markets, homes in San Francisco typically sell over asking. In a buyer’s market, homes will sell at list price or slightly under. If a home has had price reductions, the calculation is based on the last listed price.
Price per square foot is most useful when the homes are almost identical in size, age, layout and other factors important to buyers. Our experience suggests it is a more valuable metric in larger condo buildings and less valuable for homes in neighborhoods built with a diverse selection of styles, sizes, and ages.

Inner Richmond is a neighborhood in the northwestern part of San Francisco. It is bordered by Lake Street to the north, Jordan Park/Laurel Heights and Lone Mountain to the west, Golden Gate Park to the south, and Central Richmond to the west. On an SFAR (San Francisco Association of Realtors) MLS (add internal link) map, Inner Richmond is identified as neighborhood 1b.
The Inner Richmond is within easy walking distance to many of the most notable destinations in Golden Gate Park, including the California Academy of Sciences and the De Young and Asian Art Museums, the Japanese Tea Garden, and the Conservatory of Flowers. To the north, check out the lush Presidio national park, home to a former military base and barracks that have been transformed into commercial and residential jewels. The Presidio is also home to artist Andy Goldsworthy’s Wood Line installation.
In addition to the wonderful mix of amenities in both the Presidio and Golden Gate Park, locals have plenty of eccentric book and gifts shops and restaurants on Clement Street. The dim sum there is noteworthy enough to have earned the area the nickname New Chinatown. But you can also find excellent casual Thai, Vietnamese, and Burmese restaurants lining the commercial corridor.
The Inner Richmond is an intriguing and multicultural combination of quiet residential avenues, bustling commercial streets, and beautiful parks with plenty of outdoor activities and museums to explore.
As an “already built” neighborhood, the Inner Richmond is not a neighborhood where you should expect to find substantial new construction projects. Smaller developers may renovate/flip existing single family properties, or may take advantage of recent housing laws to add additional units to already existing housing. Transit corridors and major neighborhood streets are the most likely areas for new construction buildings in already built neighborhoods with existing housing stock.
