One Mission Bay is located on a formerly vacant lot that served for many years as Parking Lot D for the San Francisco Giants. In addition to the luxury residences at One Mission Bay, a hotel will be built adjacent to the development that will provide about 150 hotel rooms. The hotel is not part of the homeowner’s association, and hotel guests will not have access to the amenities at One Mission Bay.
The site for One Mission Bay was originally going to be exclusively a hotel with about 500 rooms, but it was re-zoned (the only re-zoning so far in the Mission Bay master plan) with a 150-room boutique-sized hotel and 350 condominiums. The re-zoning allowed the city and developer to voluntarily increase their contribution to San Francisco’s below-market-rate housing (BMR) program — from 15 %to 20%. The BMR units will be off-site, as has been the case with other Mission Bay developments.
The project architect is Arquitectonica. They are no stranger to the Mission Bay area or San Francisco, having designed entire blocks of the neighborhood on the north side of the channel. Lumina is another notable project designed by this architect.
The location in the heart of Mission Bay near the Caltrain station and Muni light rail makes One Mission Bay an ideal location for folks who don’t own a car. Given current neighborhood street capacity, walking often feels faster than driving through Mission Bay. The great news is we also think it is absolutely a place in the city where you wouldn’t miss having a car 99% of the time.

One Mission Bay is part of the Mission Bay master development, with different parking allocation rules than other developments currently under construction or for sale. What this means is that almost all of the homes at One Mission Bay include a standard self-park garage parking spot (no mechanical stacker or other parking compression technology).

It’s a long story. Approval of this project required an increase in the developer’s contribution to our affordable housing fund, but the way Mission Bay was zoned and built handles the off-site location and building requirements differently than for most other new developments in other areas of the city. There aren’t any on-site BMR homes at One Mission Bay, and if you’d like more details we are happy to explain to the best of our knowledge.
